“Easement.” There ya go. One word. If neighbors are cool, know about it, and are OK with it, they just give the neighbor a perpetual easement to use that little strip of land as a driveway for access to and from the property. (No need for ‘ingress’ and ‘egress,’ language even.) File that with the town or county records dept where the deed to the property granting the easement is recorded, and you’re done.
For the septic thing, the county (or city) has rules for that and the same thing applies, though they might be a bit more pushy about the easement being granted for the septic field. The field is what’s big. The tank even for a big house isn’t a problem. If they’re doing sewerage and need access that’s the town’s thing and it would fall under eminent domain if no easement was granted.

Watching Tread, it occurred to me that the type of people Heemeyer went after are actually the type of people that Heemeyer’s fans project him as being.
