I get video errors on 5G but they typically always play on WiFi. 5G is garbage. Starting to believe it’s just there to mess with our bodies.

I have a big ole pile of wood and a masonry fireplace. It works. Thought of an insert or a free standing stove but have done niether.

The key to a HELOC is to invest the money into an uncorrelated asset to the collateral. If you appraised at $400k, and had $100k in equity– you could borrow $300k at 2%. Invest the money in a Target Date fund for 10 years that de-risks year over year, starting with an expected 10% return. By year ten, you would have $500k– then assuming it was an interest only loan you pay back the principal of $300k, and you keep the balance of $200k.

We’re wanting to toss our gas fireplace & install wood burning stove. Now I’m scared to get prices & feel the need to contact the insurance agent. Luckily I’m close with him & he’s saved me in the past by suggesting I put my sons car in my name to keep from paying an exorbitant amount monthly.

i can easily see an anarcho-tyrannical situation where there’s no propane cause they prioritize other areas AND they send people out to prohibit wood burning.
